“The Farm” Development Plan

“The Farm” is being developed in a three-stage implementation plan, broadly outlined below. Individuals and organizations seeking to invest or partner should contact us.

Village Phase 1 Phase One

Phase One focuses on the establishment and expansion of Greenmoore Gardens, the Sustainable CSA located on 30 acres on the eastern side of the property. Now in its eighth growing season, the farm is a valuable local resource and amenity, as well as a community asset.

By first developing the farm, we ensure its success within the larger context. Phase I also includes the development of 4 large executive lots located on the northwest quadrant of the property. These lots range in size from 5 to 10 acres and are intended for conspicuous early adopters.

Village Phase 2 Phase Two

Implementation of Phase Two: Development focuses on a selection of smaller (.5-1.5 acre) single-family lots surrounding the organic farm established during Phase I. A small portion of Home Owners Association fees will go into a stewardship fund for the adjacent farm which will in turn provide benefits to residents, pioneering a new model: DSA (Development Supported Agriculture).  Additional proposed features may include infrastructure for beneficial reuse water as well as the beginning phase of solar-generated electricity. An initial solar-electric array on the organic farm would precede a larger scale, development-wide community solar farm.  Next steps for this phase include a wastewater-beneficial recycling and reuse system. The wastewater planning module has already received an initial review and comments by the DEP.

Village Phase 3Phase Three

Approximately 300 acres south of Route 550 will be developed in multiple stages under Phase Three. During this phase, a full range of housing options will be provided, from detached single-family homes on relatively small lots to higher density townhouses and apartments. This range of housing options contributes to the theme of Traditional Neighborhood Development (TND). Other features, like a mixed-use Town Center and network of recreational green spaces, serve as important amenities that enhance quality of life. A prominent green network weaves through the site, connecting agricultural areas, manicured parks, and wild green spaces. This phase is dependent on finalization of the TND Mixed-Use zoning ordinance, currently under collaborative development with Halfmoon Township.
